US pending home sales fall 7.3%: an evening guide to macro, Wall Street and crypto
The new NAR report concerns signed contracts, not home prices. We explain its relevance, a conditional part of the 3M–Amazon relationship and the different clocks behind Wall Street and bitcoin snapshots.
On 20 October 2026, NAR reported that September pending home sales fell 7.3% from August. This measures activity involving signed contracts for existing homes awaiting completion, not a fall in property prices.
The release is dated 20 October. NAR's official schedule gives a standard release time of 10:00 ET, or 16:00 CEST; the release page itself does not display an exact sending minute. This is new information after the afternoon slot, describing an earlier month.
The morning covered China's LPR; the afternoon covered Korea's completed session. Regular US trading is still underway this evening. We do not present the Korean close as a current Wall Street quote or give every move one shared cause.
1. Macro: a signed contract is not a completed sale
Pending means a contract has been signed but the transaction has not closed. The measure can help assess future existing-home activity; it is neither an average home price nor a count of already completed transactions.
Our educational context: more expensive borrowing can limit affordability and demand. NAR links the weakness to rising mortgage rates; that is the organization's interpretation. It does not prove that every region, segment or household responds in the same way.
A possible trading channel: weaker activity can change expectations for growth and monetary policy. Bonds, the dollar and shares also depend on inflation, earnings and prior expectations. One weak release is not automatically a Fed decision or a buy or sell signal.
2. Companies: a condition in the 3M–Amazon arrangement is not achieved sales
3M released third-quarter results today and raised its full-year adjusted EPS outlook. Its strategic update describes a warrant for Amazon to purchase up to 3.2 million shares, tied to achieving $6 billion in cumulative data-center product sales over the next seven years and other milestones.
These are conditions in an arrangement, not a statement that the entire amount has already been invoiced. We do not add it to current revenue or present it as an unconditional purchase guarantee.
Our context: expected demand for AI infrastructure can affect revenue expectations, but timing, margins, costs and potential dilution also matter. A completed quarter's result, management guidance and a future commercial condition are three different categories.
3. Wall Street: ongoing trading, not the day's final result
AP's snapshot at 12:41 ET, or 18:41 CEST, put the S&P 500 up 0.4% and Nasdaq Composite up 0.2% from Monday's close. This is a dated intraday snapshot, not a close or live quotes at 20:00.
Our context: earnings, financing costs and other news can operate at the same time. A weaker macro release can coexist with a rising index; sharing a date does not establish causation.
4. Crypto: a separate market and a separate comparison window
On CoinGecko's page checked at about 19:20 CEST, bitcoin was approximately $82,728, with the aggregator showing a 1.10% rise over a rolling 24-hour window. That is not a change from Wall Street's close or from 15:00.
We did not verify the last individual trade time or aggregate-feed latency. This is a page snapshot, not a guaranteed execution price. We do not attribute the move to the NAR report without independent evidence.
A possible educational mechanism: changes in rate expectations and risk appetite can be one shared channel across assets. Crypto also has its own liquidity, flows and news. We assume neither a fixed correlation nor a certain direction.
A learning exercise with Max: four labels beside one headline
Write down what was measured, the period, the comparison base and when the result was released. Then separate the data from the possible mechanism. A change in contracts, an index return and a future sales condition are not interchangeable numbers.
